We presently publish three products: (1) A Total Return Index (TRI) suite, (2) Forecasts of RCA Commercial Property Price Indices (CPPIs), and (3) An Investors Supply/Demand Index (ISDI). Investors Supply/Demand Index (ISDI)
Our Investors Supply/Demand Indexes track reservation price changes separately on the two sides of the asset market, reflecting buyers (demand) and sellers (supply) in the commercial property market. The Demand Index can be viewed as a “Constant-Liquidity Price Index”, and the difference between changes in the Demand minus Supply indexes provides a metric of liquidity in the asset market (measured as a percentage of the prevailing prices). We estimate our ISDIs for seven major markets in the US: New York, Boston, Los Angeles, San Francisco, Chicago, Washington DC and Seattle. We use Real Capital Analytics data to estimate the ISDIs.

Forecasts of Selected RCA CPPIs
We forecast a subset of Real Capital Analytics’ Commercial Property Price Indexes (RCA CPPI). The CPPIs track transactions-based price changes (capital gains/losses) for commercial real estate assets. We focus on the major metros (and some of their sub markets) in the US: New York, Boston, Los Angeles, San Francisco, Chicago, Washington DC and Seattle. In total we forecast 26 CPPIs, 2 years ahead. Total Return Index (TRI)
We construct Total Return Indexes (TRI) for 26 markets for commercial real estate in the US. Total Returns are defined as capital gains plus cap rate minus cap ex. Our main focus are major metros (and some of their sub markets) in the US, including: New York, Boston, Los Angeles, San Francisco, Chicago, Washington DC and Seattle. The index is quarterly and starts in 2002Q1. The capital gains and cap rate components are based on data from Real Capital Analytics. The cap ex component is based on previously published research, which employed NCREIF data. Below you will find the latest report and data.
